FUND OBJECTIVE

To invest in short term loans secured by registered mortgages against residential or commercial property in order to provide our investors with a secure fixed monthly return on their funds.

All investors enjoy fixed regular monthly income, net of all fund costs and management fees.

LIQUIDITY

An investor can request a withdrawal of all or part of their investment by giving ASCF one to three months notice depending on their initial investment term.

INDEPENDENT CUSTODIAN

All deposits, mortgages and securities of the funds are held by Sargon Corporate Trust Pty Ltd (SCT) who act as the custodian of all fund assets.

Competitive Yield

Investors earn between 6.25% and 8.69% per annum depending on their choice of fund and investment term.

Who can invest

An investment in the ASCF monthly income funds can be made in a personal name, jointly with a partner, by a Company, Trust or Self Managed Superannuation Fund.

Capital Stability

Since inception the value of investors initial investment has remained stable at $1.00 per unit.

WHY SHOULD I INVEST WITH ASCF?

All our loans are secured by a registered mortgage over the borrowers property.

The maximum loan to value ratio on all loans to borrowers is 80% based on a valuation of the security property.

Your investment is spread across the entire pool of loans contained in each fund and not lent directly to a particular borrower or an individual security property.

We do not provide any construction finance to property developers.

Due to the short term nature of the loans we provide (maximum 12 months), our funds are less susceptible to property market fluctuations.

Our directors have over 70 years of banking and property experience.

All fund assets are held by our custodian Sargon Corporate Trust Pty Ltd (SCT).

Our fund compliance plans and constitutions are registered with the Australian Securities and Investments Commission the industry regulator under our Australian Financial Services Licence 491201.

Both our funds and compliance plans are fully audited by Grant Thornton on an ongoing basis.
